Here’s why listing your home in April (or early May) can help you attract more buyers and potentially higher offers, especially in our Denver south-metro communities:

Many house-hunters who paused over the winter are active again, and new buyers (like families aiming to move over the summer break) start shopping now. The result is a surge in demand. For example, Colorado housing data shows the market starts heating up in March and April. In April 2023, the median sale price jumped to $579,200 and homes spent only about 24 days on market on average​. More buyers competing for each listing often means faster sales and favorable prices for sellers.

  • Mild weather and curb appeal. Colorado’s spring weather makes it easier and more enjoyable for buyers to tour homes. By April, snow is mostly gone and our neighborhoods are turning green and blossoming. This works in your favor; your home’s outdoor features (lawns, decks, gardens) look their best, and buyers can comfortably explore the yard and neighborhood. A sunny day with blooming trees in Parker or Castle Rock can really charm a buyer in a way a mid-January showing can’t. Good weather also encourages more casual lookers to become serious shoppers.

  • Strategic timing for families. In our family-oriented communities, timing the sale is crucial. Many families prefer to move over the summer once the school year ends to minimize disruption for their kids. That means they’re house-hunting in spring. Listing in April positions you perfectly to capture these motivated buyers. They often want to get under contract by May so they can close and move during June or July​. These buyers tend to be serious and willing to pay for a home that closes on their ideal timeline.

  • Historically strong prices. Year after year, the late spring market tends to yield high sale prices in Colorado. As noted earlier, prices often peak in May/June for our region​, so listing in April lets you target those peak months for closing. Moreover, Realtor.com’s analysts have frequently identified mid-April as one of the absolute best times nationwide to list a home, due to the optimal mix of buyer demand and market conditions​. We expect the Spring 2025 market to follow this pattern, offering slightly better selling conditions than even last year.

As of early 2025, the real estate markets in Parker, Highlands Ranch, Lone Tree, and Castle Rock, Colorado, exhibit distinct trends that are essential for potential buyers and sellers to understand.

Highlands Ranch

In January 2025, Highlands Ranch remained a seller's market, with 303 homes listed—a 9.4% increase from December 2024. The median sale price was $714,941, reflecting a 1.9% rise from the previous year. Homes averaged 61 days on the market, a 72.9% increase compared to January 2024, indicating a potential shift towards a more balanced market. 

Lone Tree

Lone Tree also favored sellers in January 2025. The median sale price stood at $825,000, a slight 0.5% decrease year-over-year. Inventory increased by 36.8% from December 2024, totaling 78 homes. Homes spent an average of 57 days on the market, up 25% from the previous year, suggesting a gradual market cooling.

Castle Rock

As of December 2024, Castle Rock's median sale price was $630,000, a 2.2% increase from the prior year. Homes typically sold after 58 days on the market, compared to 49 days the previous year, indicating a slight deceleration in sales pace. The number of homes sold rose by 34.4%, from 90 to 121, suggesting robust demand. 

Parker

While specific data for Parker in early 2025 is limited, the broader Denver Metro Area, which includes Parker, experienced a median home price of $650,000 for detached homes in 2024, a modest 1.73% increase from the previous year. Closed sales grew by 6.48% after a three-year decline, indicating market recovery. The average days on market was 35, reflecting a more normalized pace. 

Market outlook

Nationally, experts predict modest home price increases for 2025. The National Association of Realtors® anticipates a 2% rise, while Fannie Mae forecasts a 3% growth. Mortgage rates are expected to stabilize or slightly decrease, potentially enhancing buyer affordability.
